In the beginning

John May's apprenticeship in property started in the early 1980's buying, renovating and selling residential property (now known as 'flips'), whilst working in the corporate sector. This became a full-time residential trading and development business in the mid to late 1980's.

After realising that the real wealth came about from accumulating and holding onto property rather than turning it over, John changed strategies to become a property investor in the early 1990′s. In a relatively short space of time he built up a property portfolio in the Auckland, Waikato and Bay of Plenty regions.

His Auckland properties were personally managed by himself and that is when John's real education began!

Experience counts

With many years of accumulated experience with a range of residential property (e.g. single houses, units and apartments, plus home & incomes, blocks of flats and larger complexes) plus Commercial/Industrial units, John has gained hands-on skills in all facets of the industry (buying, management, renovating, building, trading, negotiations, marketing and sales).

Many of the property transactions that he has put together over the years have involved creative, lateral twists which included property trades (including other assets, commodities, etc), or alternative funding mediums (such as vendor and 3rd party finance).

It is fair to say that a number of the transaction might not have completed had it not been for John's comprehensive knowledge and an ability to think outside the square.

Industry groups and education

In the 1980's John joined the fledgling Auckland Property Investors' Association (APIA) to learn and to meet like-minded people. He was elected onto the APIA Committee in the late 1990's (which became a Board), and was their Vice-President for several years.

John was one of the parties instrumental in transforming APIA from that of a club concept into a professional industry body. At that point in APIA's history the Board was absolutely committed to the ideals of representing the best interests of local property investors.

John's pet project was education and he championed a series of workshops that were offered to APIA members and the public. This resulted in a massive growth of memberships for APIA through that period. Besides writing much of the curriculum, he also presented on various property topics at workshops and seminars.

John also wrote a monthly article for the Property Investor magazine for several years and has had a variety of articles published in various media publications.

Conclusion

John May operates his Real Estate sales services under the licence of Astute Real Estate Ltd – MREINZ - Licensed Agent REAA 2008.

He specialises in what he knows - Investment Property Sales and Services - including Leasing and Management. There's a lot to it and it can be a mine-field for the inexperienced. Given that a rental property is also someone's home or business it is important to communicate effectively with your tenants, know the Law and what legal Notices to serve before, during and after the sales programme.
